Building Structures That Stand the Test of Time

Residential and commercial construction services across Islamabad and Rawalpindi, from site evaluation to final handover.

What We Build

GEMCON Engineering works across three primary construction categories. Each category follows the same structured project management process but is adapted to the specific requirements of the build type

Residential Construction

We build custom homes, from grey structure through to complete finishing, designed around your family’s requirements, lot dimensions, and budget. Residential projects typically include:

  • Foundation and grey structure (reinforced concrete frame, brick masonry, RCC slabs)
  • Electrical and plumbing rough-in per approved architectural drawings
  • Interior finishing: plastering, flooring, paint, woodwork, and fixture installation
  • Exterior work: boundary walls, driveway, landscaping coordination
  • CDA or RDA map-approved construction in compliance with local building codes

Every residential project is assigned a dedicated site engineer who is present during all critical construction phases including foundation pouring, slab casting, and structural frame completion.

Commercial Construction

Commercial projects require coordination between multiple trades, compliance with commercial building codes, and construction schedules that account for business timelines. GEMCON handles:

  • Office buildings and corporate spaces
  • Retail and showroom fit-outs
  • Mixed-use developments
  • Warehousing and light industrial structures

Commercial builds include MEP (mechanical, electrical, plumbing) coordination, fire safety compliance, and accessibility planning as standard scope items.

Engineer-Supervised Construction

Not every client needs a full-service construction contract. Some property owners manage their own labor but need qualified engineering oversight to ensure structural integrity and code compliance. GEMCON provides:

  • Structural supervision: Engineers verify foundation depth, steel reinforcement placement, concrete mix ratios, and load-bearing calculations at each critical stage.
  • Quality inspection visits: Scheduled site visits at pre-defined milestones (foundation, columns, slab, brickwork, finishing) with written inspection reports.
  • Compliance verification: Confirmation that construction meets CDA/RDA requirements and approved architectural drawings.

This service is particularly useful for property owners building in CDA sectors or RDA jurisdictions who need professional sign-off at each stage but prefer to manage day-to-day labor independently.

How a GEMCON Construction Project Works

Every project, regardless of size, follows a structured sequence. Each phase has defined deliverables and approval gates before the next phase begins.

Phase 1

Initial Consultation and Scope Definition

What you receive: Written project brief summarizing scope, preliminary budget range, and estimated timeline.

You share your project goals, site details, budget parameters, and timeline expectations. We assess feasibility, identify potential challenges early, and define a preliminary scope of work. If architectural drawings are not yet prepared, we can coordinate with our architecture team.

Phase 2

Site Evaluation

What you receive: Site evaluation report documenting existing conditions and any flags that could affect design or construction approach.

Our engineering team visits the site to assess:

  • Existing ground conditions and access constraints
  • Utility availability (water, electricity, gas, sewerage connections)
  • Topography and drainage patterns
  • Neighbouring structures and boundary setback requirements

If soil conditions are uncertain, particularly on sloped sites, reclaimed land, or areas with a high water table, we recommend a soil testing assessment before finalizing foundation design.

Phase 3

Permitting and Regulatory Approvals

What you receive: Approved drawings and permit documentation

Construction in Islamabad and Rawalpindi requires map approval from the relevant development authority (CDA or RDA). GEMCON handles:

  • Preparation and submission of approval drawings
  • Coordination with CDA/RDA offices for plan review and approval
  • Obtaining NOCs (No Objection Certificates) where required
  • Building permit applications

We do not begin construction until all required approvals are in hand.

Phase 4:

Project Planning and Scheduling

What you receive: Project plan document with schedule, budget breakdown, and milestone definitions.

Before ground is broken, we produce a detailed project plan covering:

  • Construction schedule with phase-wise milestones
  • Resource allocation (labor, materials, equipment)
  • Budget breakdown by construction phase
  • Material procurement schedule
  • Risk identification and contingency planning

Phase 5

Lighting Design Construction Execution

Construction follows the approved architectural and structural drawings. Any field changes are documented, reviewed by the project engineer, and approved before implementation.

This is where the build happens. GEMCON’s approach during construction includes:

  • Assigned site engineer present during all critical activities
  • Daily progress tracking against the project schedule
  • Material quality verification: cement, steel, aggregate, and brick testing before use
  • Milestone inspections at foundation, structure, brickwork, MEP rough-in, and finishing stages

•  Regular client updates: scheduled progress meetings and photo/video documentation

Phase 6

Quality Assurance and Inspections

Each inspection is documented. Issues identified are resolved before proceeding to the next phase.

Quality assurance is not a final-stage activity. It runs parallel to construction:

Inspection PointWhat We Check
FoundationExcavation depth, soil bearing confirmation, reinforcement placement, concrete grade
Structural frameColumn and beam dimensions, steel lap lengths, formwork alignment
Slab castingReinforcement spacing, concrete slump test, curing schedule
BrickworkMortar mix, plumb and level, lintel placement
MEP rough-inPipe routing, electrical conduit placement, drainage slope
FinishingPlaster thickness, tile alignment, paint preparation, fixture installation

Phase 7

Final Walkthrough and Handover

What you receive: Complete project documentation package and a resolved punch list.

Before handover, we conduct a detailed walkthrough with you:

  • Every room and area is inspected against the approved drawings
  • A punch list of any remaining items is created and resolved
  • All documentation is compiled: as-built drawings, material test certificates, warranty information, and maintenance guidelines
  • Keys and access are formally transferred

Project Management

GEMCON provides dedicated project management across the full construction lifecycle. This is not an add-on service. It is built into how we deliver every project.

What project management includes:

Single point of contact (assigned project manager) for all communication

Coordination between architects, structural engineers, MEP consultants, and trade contractors

Budget tracking with variance reporting

Schedule management with milestone tracking

Procurement management for materials and specialized equipment

Change order documentation and approval process

Regular progress reporting to the client

Construction Standards and Materials

The quality of a finished building depends directly on the materials used and the standards followed during construction. At GEMCON:

Concrete

Concrete is mixed to specified grades and tested for compressive strength before and during placement.

Steel reinforcement

Steel reinforcement is sourced from recognized Pakistani mills and checked for grade compliance before placement.

Brickwork

Brickwork uses first-class bricks with proper mortar ratios and curing.

Electrical and plumbing

installations follow manufacturer specifications and relevant Pakistani building codes.

Material quality is verified at procurement and again on-site before use. No materials are used in the build without passing inspection.

What Clients Ask Us

Timeline depends on the size of the house, design complexity, and site conditions. We provide a project-specific timeline after the initial consultation and site evaluation. This estimate does not include the time required for architectural design and CDA/RDA approval, which are separate phases handled before construction begins.

Construction costs vary based on the level of finishing, material choices, and project complexity. GEMCON provides a detailed cost estimate specific to your project after the initial consultation and scope definition. We do not quote generic per-square-foot rates because they do not account for site-specific conditions, structural requirements, or your finishing preferences. Contact us for a project-specific estimate.

Yes. We prepare submission drawings, coordinate with the relevant development authority, and manage the approval process on your behalf. Construction does not begin until approvals are secured.
